Terms & Conditions

Please read these terms carefully before placing an order with Spartan Sheds.

1. Conditions Applying

These terms and conditions apply to all orders placed with Spartan Sheds. By placing an order you confirm that you have read, understood, and agree to be bound by these terms. These terms apply to all contracts for the sale of goods by Spartan Sheds to the customer and supersede any previous terms and conditions.

Nothing in these terms affects your statutory rights as a consumer under UK law.

2. Basis of Sale

All orders are accepted subject to these terms and conditions. A contract is formed when we confirm your order in writing (by email). Until that confirmation is sent, no binding contract exists.

Prices shown in the online configurator are valid at the time of ordering. We reserve the right to amend pricing before a contract is formed if an error is identified, in which case we will contact you before proceeding.

All goods are described to the best of our ability. Photographs and illustrations are for guidance only. Dimensions quoted are approximate and small variations are normal for timber products.

3. Price

All prices are quoted in pounds sterling (GBP) and include VAT at the current applicable rate. Free delivery and installation is included on all UK mainland orders. No additional delivery or fitting charges will be added to your order.

We reserve the right to adjust prices at any time prior to order confirmation. Any change will be communicated to you and you will have the option to cancel without charge.

4. Payment

Payment terms depend on the value of your order:

  • Orders under £1,000: full payment is due on or before delivery.
  • Orders of £1,000 or more: a 50% deposit is required upon order confirmation to secure your build slot. The remaining balance is due on or before delivery.

We accept payment by bank transfer and major debit and credit cards. Payment details will be provided at the time of confirmation.

Title to the goods does not pass to the customer until payment has been received in full.

5. Cancellations and Returns

As all Spartan Sheds products are made to personal specification, they are exempt from the standard 14-day cooling-off period under the Consumer Contracts Regulations 2013 which applies to goods made to a consumer's personal specification.

The following cancellation terms apply:

  • Cancellation before manufacture has begun: a full refund will be given, less any reasonable administration costs incurred.
  • Cancellation after manufacture has begun but more than 14 working days before the scheduled delivery date: 50% of the order value will be retained.
  • Cancellation within 7 working days of the scheduled delivery date: the full deposit or payment will be retained.

If you are not satisfied with your shed on delivery, please raise any concerns with our installation team immediately and do not sign off on the installation. Issues raised after sign-off will be assessed on a case-by-case basis.

6. Delivery and Access

Delivery dates are given in good faith and we will always aim to meet the date confirmed. However, delivery dates are not guaranteed and Spartan Sheds accepts no liability for losses arising from late delivery where circumstances are beyond our reasonable control.

The customer is responsible for ensuring safe and adequate access to the delivery and installation site. You must advise us of any access restrictions (narrow lanes, low bridges, steep gradients, overhanging trees, etc.) at the time of ordering.

If we are unable to complete delivery or installation due to access issues that were not disclosed at the time of ordering, a return visit fee may be charged. If delivery cannot be completed and rescheduling is required within 10 working days, an additional fee may apply.

7. Assembly and Installation

Spartan Sheds provides free professional installation on all orders. Installation is carried out by our own team.

The customer is responsible for:

  • Providing a suitable flat, level, and stable base prior to delivery. We recommend a concrete or paving slab base.
  • Ensuring clear and unobstructed access to the installation site.
  • Clearing the site of any existing structures, plants, or materials before our team arrives.

If the base or access is found to be inadequate on the day of installation, our team may be unable to proceed and a return visit fee will apply.

On completion, the customer will be asked to sign off on the installation. By signing, you confirm the shed has been installed to your satisfaction. Any issues must be raised before sign-off. We will always endeavour to resolve any reasonable concern on the day.

8. Risk and Title

Risk in the goods passes to the customer upon delivery. You are responsible for insuring the shed and its contents from the moment of delivery.

Legal title to the goods remains with Spartan Sheds until full payment has been received.

9. Liability

Our liability to you is limited as follows:

  • Our total liability in respect of any claim shall not exceed the price paid for the goods.
  • We are not liable for any delay caused by circumstances beyond our reasonable control, including severe weather, road closures, supply chain disruption, or industrial action.
  • Timber is a natural product and is subject to natural movement, shrinkage, swelling, and colour variation. These are not defects and we accept no liability for such natural characteristics.
  • The customer is solely responsible for obtaining any planning permission or other consents required for the installation of the shed.
  • We accept no liability for damage caused by storms, flooding, misuse, neglect, or failure to maintain the shed in accordance with our guidance.

10. General

  • The customer is responsible for the ongoing maintenance of the shed following installation. Regular treatment of the timber is recommended to prolong the life of the product.
  • We recommend insuring the shed building and its contents from the date of delivery.
  • Any electrical installation within or connected to the shed should be carried out by a qualified electrician in accordance with current regulations.
  • These terms may be updated from time to time. The current version will always be available on our website. Please check periodically.
  • Nothing in these terms affects your statutory rights.

A Note on Timber and Natural Products

All Spartan Sheds products are made from natural timber. Timber is a living material and its appearance and behaviour can vary from piece to piece. The following are natural characteristics of timber and are not considered defects:

  • Knots, grain variation, and colour variation between boards and between batches.
  • Natural movement — timber expands and contracts in response to changes in temperature and humidity. This can cause slight gaps or tightness at joints, particularly in the first year.
  • Surface checking — small hairline cracks on the surface caused by drying. These do not affect structural integrity.
  • Resin or sap marks — natural to many timber species and not a fault.
  • Slight warping or bowing in individual boards, within industry tolerances.

To maintain your shed and protect it from the elements, we recommend applying a quality timber treatment or preservative at least once a year. This is especially important in the first year of the shed's life.
